Residential Alterations

Some building companies rely solely on the building of new homes.

They may see the 'alterations' market as secondary, or anything less than modern as of lesser quality. Not so H&R Garlick! Richard Garlick has an enduring passion for the craftsmanship of restoration.

Not only a joiner by trade, but also a restorer of vintage cars, Richard loves to salvage as many original features of a house as possible. In this way he's rewarded by being able to strengthen a home's historic authenticity.

Richard recently won a House of the Year Silver Award for the characterful renovation of a significant semi-rural Canterbury homestead.
He and his team took great pleasure and care over bringing the home back to its original glory.

The company will always take pride in being custodians of a client's treasured piece of our collective past.

Homestead Magnificence!

Van Asch Renovation (pictured above) won a Silver in Registered Master Builders House of the Year 2006

Originally built in 1926 to replace a large homestead destroyed by fire, the three bedrooms Heathcote Helmore House has undergone a major renovation and modernisation for the original family owners.

At the outset the architect, who as a family friend has visited regularly as a child, was asked to modernise and extend the house with a design sympathetic to the original.

During demolition the building team took are to salvage as many of the original features as possible, however many items including weatherboards, architraves, skirtings and window surrounds were made.  All new external joinery was made to match the original look of the house.

The extensive renovation provided an ideal opportunity to include many of the latest features and technology in a character home. The house now benefits from energy efficient measures including extensive insulation (underfloor, all walls and ceilings up to R5.2), under floor and undertile heating, solar hot water, new wiring (including data and home entertainment capabilities), new plumbing and high quality durable paint an all interior surfaces.

Extensive use of rimu flooring and contemporary colours for the interior, carpets and furnishings will allow the 3rd and 4th generations of the family to enjoy this home for many years to come...
